Unlocking
a new asset class
The IIF Fund offers a world-first opportunity for wholesale investors to gain diversified exposure to agricultural production. This isn’t your typical investment. It’s a win-win model that transforms farm businesses and delivers profit with purpose for investors.
This fund is designed exclusively for fund investors who meet the sophisticated investor criteria. It offers institutional-grade access to farm production investments across broadacre, livestock and horticultural crops.
Historically, agricultural investment has been limited to owning a farm, or having equity in one. What makes this fund unique is that you can now invest in what farmers actually grow, from cattle to blueberries, wheat to lambs and more, without compromising land ownership.

How is this different from traditional agricultural investments?
Unlike traditional agricultural investments, which typically involve owning land or an equity stake in a farm, we invest directly in farm production.
Agriculture operates on seasonal cycles, and so does this fund. Programs typically run from three months to two years, rolling from one harvest to the next. Winter indoor farming gives way to summer cropping, livestock stocking decisions centre around fall and spring, but run year-round, and different horticultural commodities ensure there’s always something in season.
How does the fund generate returns?
The fund puts your capital to work in real farm production, with returns generated from the sale of crops and livestock. By spreading investment across multiple farmers, commodities, and regions, it spreads risk and aims to deliver steady, resilient returns – just like a well-run farm.
How does the fund manage risk?
Farming is profitable, but it’s also variable. Severe weather events, fluctuating commodity prices and changes in the cost of inputs can all impact season results. Fortunately, this fund can do what most farmers can’t and spread risk across different regions, commodities and farmers.
We’ve seen time and again that agriculture is never a one size fits all game. While one farmer is battling too much rain, another is celebrating the greenest pastures in years. We capitalize on these complimentary farming systems, strategically spreading risk and ensuring we never put all your eggs in one basket.
